China's 70 cities housing sales price rose 12.8% in April

National Bureau of Statistics today released "from January to April the national real estate market situation," shows that in April, in 70 cities nationwide housing sales price rose 12.8%, of which new housing sales price rose 15.4%, commercial housing sales price up 17.3%.

First, the completion of real estate development

From January to April, the country invested 993.2 billion yuan in real estate development, up 36.2%, of which 685.4 billion yuan investment in residential goods, up 34.0%, accounting for real estate development and investment accounted for 69.0%.

From January to April, the national real estate development enterprise space 2.646 billion square meters of buildings under construction, up 31.7%; housing new construction area of 457 million square meters, up 64.1%; housing area of 150,200,000 square meters completed, up 13.5% Among them, the residential area of 120.28 million square meters completed, up 10.8%.

From January to April, the national real estate development enterprises was 91.83 million square meters of land acquisition area, up 26.4%, land acquisition cost 191.2 billion yuan, up 66.0%.

Second, commercial housing sales

From January to April, the National Sales of Commercial 234 million square meters, up 32.8% over last year, an increase of more than 3.0 percentage points down from January to March. Among them, the area of commercial housing sales increased 30.3%, office buildings increased 85.5%, 56.2% growth in commercial use. From January to April, commercial housing sales 1.24 trillion yuan, up 55.4%, increase compared with January-March fell 2.3 percentage points. Among them, the merchandise sales increased 51.5% residential, office and commercial business space rose by 106.2% and 78.4%.

April month, sales of commercial area 80.51 million square meters, more than in March the month to reduce 1.55 million square meters, of which 72.49 million square meters of residential sales, reduce 1.8 million square meters; commercial housing sales, 444.8 billion yuan, compared with 58.7 billion increase in March month yuan, of which domestic sales of 384.6 billion yuan, increasing 55.3 billion.

Third, real estate development companies and funding sources

From January to April, sources of funding real estate development enterprises 2.1603 trillion yuan this year, up 59.9%. Which, domestic loans, 455.2 billion yuan, up 39.9%; use of foreign capital of 13.7 billion yuan, down 17.4%; enterprise self-financing 745.9 billion yuan, up 52.5%; other funds 945.4 billion yuan, an increase of 81.9%. In other funds, deposit and advance payment 524 billion yuan, up 73.9%; individual mortgage loans 295.5 billion yuan, an increase of 102.1%.

4, 70 cities housing sales price index

April 2010, 70 cities nationwide housing sales price rose 12.8%, of which new residential sales price rose 15.4%, commercial housing sales price rose 17.3%.

The new housing classification models, and compared to the same month last year, affordable housing sales price rose 1.3%; commercial housing sales price rose 17.3%, which average house prices rose by 16.6%, high-end housing sales price rose 19.6%. And below 90 square meters of new residential sales price rose 19.9% year on year, the chain rose 1.2%.

Divided by area, over the same month last year, 70 cities were up new home prices, which rose 5 biggest cities: 64.3% Haikou, Sanya 58.2%, 26.1% of Wenzhou, Jinhua, 23.8%, Beijing 21.5% .

Second-hand housing sales price rose 10.5%. Divided by area, compared to the same month last year, second-hand housing sales price rose 69 cities, of which the largest increase in 5 cities: 48.8% Sanya, Haikou 37.4%, 25.5%, Wenzhou, Shenzhen, 21.3%, 17.7% of Hangzhou; Quanzhou city prices only fell 0.6%.

New non-residential sales price rose 6.7%. Compared with the same month last year, building sales price rose 10.0%, for commercial use prices rose 4.3%, other 5.6% higher sales price space.

5, National Real Estate Climate Index

In April, the national real estate development climate index (the "National Real Estate Index") as 105.66, down 0.23 points higher than in March, increased 10.90 points over last year.

View from the index: real estate development and investment index was 104.94, increased 1.36 points higher than in March, increased 13.74 points over last year; this year, sources of funds index was 118.15, down 1.52 points higher than in March, increased 23.85 points over last year ; land development index was 88.45, higher than in March increased 1.38 points, down 4.25 points over last year; vacant commercial housing index for the 101.78 area, than in March increased 1.99 points, 10.58 points higher than the same period last year; housing construction area index to 111.85, down 0.19 points higher than in March, increased 18.38 points over last year.
